Financial Services

The following is a list of the financial services Dannin Management provides as part of its standard contract:

  • Billing and collection of monthly Condo Association fees including electronic account debiting and lock box systems.
  • Accurate and detailed book keeping of all segregated checking and reserve accounts. This also includes monthly reconciliation.
  • Development and presentation of a detailed annual operating budget for the property.
  • Timely payment of all property's bills.
  • Active collection of late and/or non-payment of common area fees.
  • Monthly easy-to-read financial statements.

Dannin Management uses a fully automated Accounts Payable and Accounts Receivable software system to process all properties' financial matters. All bills are received and paid through this integrated system making it easy for us to track the status of any outstanding bills.

Monthly Financial Reports

Dannin Management's controller is responsible for producing clear and concise monthly financial statements. Generally these reports are received by the 25th of each month. These reports are generated from our in-house accounting system. We are able to provide you up-to-the-minute reports on any outstanding receivables or payables.

Communications

Communication is an integral part of our services. We take our ability to communicate with each other and site staff very seriously. That is why all Dannin Management personnel can be reached via blackberry.

Additionally, we also handle the dissemination of information from the Board of Trustees to owners. We use our owner lists to send emails, notices, and if requested, we will help develop an Association newsletter.

Dannin Management is open 9:00 a.m. - 5:00 p.m. Monday through Thursday and
9:00 a.m. - 4:00 p.m. on Friday. There is always someone available in the office to answer questions from owners and residents. Additionally, we are able to receive and respond to e-mails throughout the day.

Maintenance Services

Through our experience, we have learned that fixing things before they become a major problem is the best approach to maintenance. We are skilled at seeing the little things that are often left unseen. This attention to detail sets us apart from our competition and ultimately saves our clients money by addressing problems before they become expensive larger ones.

Our Management Team will work to identify and respond to most general maintenance needs. In addition, we also have an extensive group of professional contractors that we work with on a regular basis. These highly skilled professionals have long standing relationships working with us, and offer our clients competitive pricing and fast response.

After Hours and Emergency On-Call Procedures

Dannin Management retains an answering service 24-hours a day, 365 days a year. If there is an emergency that arises after business hours, a Dannin Management employee is always on call to respond. Dannin Management makes sure that all calls are handled in a professional and timely manner until the request is resolved to your satisfaction.

Procurement of Services

We know that the quality of the vendors we use reflects directly on our reputation. This is why we take sourcing out services very seriously. At a minimum we require that all the vendors that we use have proper insurance coverage. They must also be available for off-hour emergency service. Dannin Management is fortunate to work with a full range of contractors who know our buildings and us. They have continuously proven themselves responsible and reliable.
